All about YIEDA Residential Plot Scheme on Yamuna Expressway

    The Yamuna Expressway Industrial Development Authority (YEIDA) has announced a new scheme offering more than 350 residential plots for sale near the upcoming Noida International Airport.

    As reported by Money Control, this initiative aims to generate Rs 343.04 crore in revenue and is expected to attract significant interest due to the area’s strategic location and development potential.

    The residential plots are located in four sectors — 16, 18, 20, and 22D — along the Yamuna Expressway, which connects Greater Noida with Agra and Mathura. The plots are also near the Eastern Peripheral Expressway, the proposed Film City, and the soon-to-be-operational Noida International Airport, making the area a highly attractive investment destination.

    Plot Sizes and Categories

    YEIDA’s residential plot scheme includes plots in seven different sizes, catering to a wide range of needs and preferences. The sizes available are:

    • 120 square meters
    • 162 square meters
    • 200 square meters
    • 300 square meters
    • 500 square meters
    • 1,000 square meters
    • 4,000 square meters

    The most common plot size offered is 300 square meters, with 131 plots available in this category. This variety ensures options suitable for both mid-size residential projects and larger developments.

    Pricing Details

    The pricing for these residential plots is set at Rs 25,900 per square meter. Here’s a breakdown of the costs:

    • 120 square meter plot: Rs 31.08 lakh
    • 162 square meter plot: Rs 41.95 lakh
    • 200 square meter plot: Rs 51.8 lakh
    • 300 square meter plot: Rs 77.7 lakh
    • 500 square meter plot: Rs 1.29 crore
    • 1,000 square meter plot: Rs 2.59 crore
    • 4,000 square meter plot: Rs 10.36 crore

    These prices exclude preferred location charges and taxes.

    Allotment Process

    The allotment of these plots will be conducted through a lucky draw, scheduled for Sept. 20, 2024. Interested applicants must submit their registration by Aug. 5.     Payment Plans

    YEIDA has introduced three flexible payment plans to facilitate the payment process for successful applicants:

    1. 100% Upfront Payment: The total premium, including the registration fee, must be paid within 60 days from the date of the allotment letter.
    2. 50-50 Payment Plan: Pay 50% of the total premium within 60 days from the date of the allotment letter, with the remaining 50% payable in two equal half-yearly installments starting from the 61st day, at an interest rate of 10% per annum.
    3. 30-70 Payment Plan: Pay 30% of the total premium within 60 days from the date of the allotment letter, with the remaining 70% payable in 10 equal half-yearly installments starting from the 61st day, at an interest rate of 10% per annum.
