YEIDA Offers Prime Institutional Plots Near Noida Airport

    The Yamuna Expressway Industrial Development Authority (YEIDA) has unveiled a significant opportunity for investors and developers with the launch of nine premium institutional plots located near the upcoming Noida International Airport.

    As reported by the Money Control these plots, designated for critical infrastructure such as hospitals, nursing homes, nursery schools, and child welfare and maternity centers, present a unique investment prospect in one of India’s rapidly developing regions.

    The nine plots, situated across six strategically selected sectors—17, 18, 20, 22D, and 22E—are set to benefit from the proximity to the upcoming Noida International Airport. This new airport is poised to become a key transportation hub, further driving the economic growth of the region. The strategic location of these plots not only ensures easy accessibility but also guarantees a high potential for return on investment due to the anticipated rise in demand for institutional services in the area.

    YEIDA’s initiative aims to raise approximately ₹100 crore through the sale of these plots. The allotment process is designed to be transparent, with the plots available for acquisition through an upcoming e-auction. This process ensures that only serious investors with a vision for contributing to the region’s infrastructure growth will secure these plots.

    The plot sizes vary significantly, ranging from 1,000 square meters to an expansive 10,115 square meters. The variety in plot sizes allows for diverse development plans, catering to different institutional needs—from small-scale nursing homes to large hospitals. The rate of allotment has been set between ₹15,020 per square meter and ₹22,770 per square meter, depending on the type of institution being developed.

    • Hospitals: Two plots are specifically reserved for hospital development, with an allotment rate of ₹22,770 per square meter. These plots represent a significant investment, with the reserved price starting at ₹24.81 crore. The development of hospitals in this area will serve the growing population and improve the region’s healthcare infrastructure.
    • Nursing Homes: Three plots have been designated for nursing homes, also at a rate of ₹22,770 per square meter. The development of nursing homes will cater to the increasing demand for specialized healthcare services, particularly for the elderly.
    • Nursery Schools: The scheme includes three plots for nursery schools, available at a more affordable rate of ₹15,020 per square meter. These plots are crucial for the development of educational infrastructure, providing early childhood education facilities to the families moving into the area.
    • Child Welfare and Maternity Center: A single plot has been reserved for a child welfare and maternity center, with a reserved price of ₹11.38 crore. This facility is intended to support the health and well-being of mothers and children in the region, a critical service as the population expands.

    Interested entrepreneurs and developers are encouraged to act quickly, as the registration period for the scheme is already open and will close on August 30. A registration fee amounting to 10% of the total reserved price of the land parcel must be paid to participate in the e-auction.
