The Noida Authority has requested that a 30-kilometer stretch of Yamuna Pushta Road be declared a National Highway by the Uttar Pradesh government, a move that could reshape the development landscape in Noida and Greater Noida.
This section of road runs from Sector 94, near the Delhi border at the Kalindi Kunj barrage, to Sector 150, parallel to the Noida Expressway, and connects with the Yamuna Expressway at Pari Chowk.
As reported by the Financial Express, the proposed transformation of the Yamuna Pushta Road is aimed at addressing the growing traffic problems on the Noida Expressway. With over 500,000 vehicles using the Expressway daily, congestion has become a pressing issue, especially with the upcoming Noida International Airport set to open next year.
The Noida Authority has suggested constructing this new stretch either as an eight-lane roadway or a six-lane elevated corridor. This new expressway is expected to divert traffic away from the existing Noida Expressway, creating a smoother flow and offering an alternative for commuters and businesses alike.
Real estate developers see this road upgrade as a potential game-changer for the region, both for commercial and residential growth. Manoj Gaur, president of CREDAI-NCR and CMD of Gaurs Group, highlighted the strategic importance of the project. “The proposed upgrade of the Yamuna Pushta Road to a National Highway will turn out to be an exciting prospect for Noida and Greater Noida. If approved, it will ease traffic congestion and create new opportunities for growth in both commercial and residential sectors,” Gaur said. “This road could act as a catalyst for real estate development by improving accessibility and connectivity, drawing more investors and homebuyers to the region.”
The improved infrastructure is expected to not only solve traffic issues but also boost the real estate market, positioning Noida and Greater Noida as even more attractive destinations for developers and investors.
The expected benefits are not limited to residential properties. The Yamuna Pushta Road’s upgrade is also set to transform commercial real estate, making the area more accessible to businesses. Ajendra Singh, vice president of sales and marketing at Spectrum@Metro, emphasized the potential of this infrastructure development to revitalize the region’s commercial sector. “The anticipated development of the Yamuna Pushta Road will transform the region’s commercial real estate. If it achieves the status of a National Highway, its improved connectivity will bring an influx of retail and commercial businesses,” Singh said. “While Noida and Greater Noida already boast a booming commercial realty landscape, this development will strengthen it as a hub for modern commercial spaces and business activity.”
As businesses flock to the region, the demand for office space, retail outlets, and other commercial infrastructure is expected to rise sharply.
Sanjay Sharma, director of SKA Group, also echoed these sentiments, noting that this key infrastructure development could unlock new growth opportunities. “We foresee great potential for the Yamuna Pushta Road to boost the real estate sector in the region. This key change would unlock significant opportunities for residential and commercial growth, placing Noida and Greater Noida on a fast track to development,” Sharma said.
Improved infrastructure would provide access to prime locations, making the region more attractive to homebuyers, developers, and businesses.
The designation of Yamuna Pushta Road as a National Highway is likely to accelerate both commercial and residential development, according to industry insiders. Harsh Gupta, CEO of Sundream Group, stated, “While it is in the planning phase, the development holds promise for the entire region. Offering enhanced connectivity to various sectors, the road will contribute to long-term real estate growth, notably in the commercial segment.”
In addition to easing traffic congestion and promoting urban expansion, this project is set to position Noida and Greater Noida as a critical commercial hub, with improved access to both residential and business sectors.
As the Yamuna Pushta Road’s development into a National Highway progresses, its potential as a transformative growth corridor for Noida and Greater Noida is becoming increasingly clear. This project is not just about easing traffic but about paving the way for substantial commercial and residential development. Enhanced infrastructure, improved connectivity, and new real estate opportunities are expected to draw investors, businesses, and homebuyers to the region.
By reducing traffic congestion and increasing access to key sectors, the project is poised to elevate Noida and Greater Noida as premier real estate hubs in the National Capital Region (NCR), further bolstering their growth trajectory for years to come.
