Alwar Emerging As NCR’s Next Farmhouse Destination

    The HNIs and affluent households in NCR have a fascination with farmhouse style living. Across Delhi, the rich and well-heeled have invested in swanky Farmhouses in Brijwasan, Mehrauli, Chatarpur, etc. While no doubt some of these farmhouses are lavishly designed, they also come in hundreds of crores. This means only a limited few can afford them.

    This necessitates the need for other destinations, within approachable distance of NCR that can offer farmhouse style living to the discerning buyers. One such location can be Alwar. The city of Alwar with its serene natural beauties, tourism attraction and rich in culture can be the next hub of farmhouses for the aspiring clientele from NCR.

    A Picturesque Location at the Backyard of Delhi

    The district of Alwar is a picturesque destination, situated in the backyards of Delhi, neighbouring Rewari, Jaipur, and Bharatpur. Around 150 kms from NCR, it takes around 2- 2.5 hours to reach Alwar from NCR via roadways.

    Situated on the fringes of Aravalli hills, Alwar is blessed with scenic hilltops, celestial lakes, and magnificent archaeological sites, reminiscing the Rajputana Heritage of Rajasthan. In the Alwar district, the famous Sariska wildlife is also situated, known for its rich flora and fauna.

    Alwar spread across 8300 square km is largely an agrarian economy with a healthy mix of tourism, mining, and manufacturing.

    Alwar’s natural beauty and its strategic location intrigues tourists, especially from NCR, and other nearby places such as Western UP, Jaipur, Kota, etc. Its scenic hilly terrains and large lakes are perfect for relaxing and imbibing in nature. Its traditional sweet shops and eateries are a great places for foodies who love Indian rustic Indian cuisines.

    It yearly receives around a little less than a million tourists, almost a jump of 60-70% post Pandemic.

    Premium Farmhouse Destination

    The low density and scenic regions of Alwar is a perfect playground for developing farm stays, farm houses, and other concept real estate projects. There are plenty of open spaces and farm stays available for people who will like to go

    Well connected via the Delhi Mumbai Expressway, it is intriguing interest of property developers, buyers and investors alike, especially from the nearby regions of western UP, Jaipur, Punjab, etc.

    Alwar can offer a very refreshing and uninterrupted stay to people, who will like to shun hectic living of crowded Indian metros and bond well with the nature.

    Prices are also presently low, in contrast to other major second home destinations nearby such as Dehradun, Shimla, Chail, etc. which are potent second home destination in the NCR Market. Investing in second homes in the Alwar region can also make a prudent investment choice, as with rising demand, property prices will appreciate fast. Meanwhile, investing in premium concept realty projects such as farmhouses can also unlock new opportunities of leasing income from plethora of activities. This can include, staycations, destination parties, corporate retreats, sangeet events, etc.

    Investments in Infrastructure

    Alwar is a strategic location within North India, which has made it a recipient of generous investments from the development agencies. It comes under the second leg of the 1350 KM long, Delhi Mumbai Expressway.  The eight-lane expressway will speed up commute of goods and people in and around Alwar.

    Likewise, work has begun on a 37,000 crore RRTS (Regional Railway Transmit System), which will connect Alwar seamlessly with Delhi, Gurgaon, Meerut, Ghaziabad, Manesar, etc. Once the semi high speed railway corridor will be operational, it will take just ~ 100 mins to reach Alwar from NCR. This can bring windfall of investments for the farmhouse and other related categories. Buyers from NCR can invest in farmhouse assets and use it more frequently.

    In a digital native era, many will prefer to invest in the cosy farmhouses and second homes in Alwar and can frequently use it for long uninterrupted times. Many can even make Alwar their home and commute for work daily.

    Mega projects like Delhi Mumbai Expressway & RRTS will also unlock new cycles of economic prosperity and progress in the Alwar region, thereby further fuelling real estate demand.
