Alibaug’s appeal is further amplified by several high-end real estate projects being developed by major players such as Emaar, DLF, Isprava, House of Abhinandan Lodha, and Bhutani, who have announced ventures in the region. In addition, NeoLiv, a new-age developer, has launched a 12-acre gated community in Alibaug, offering sustainable, modern homes designed to blend seamlessly with the town’s serene natural surroundings. Mohit Malhotra, Founder and CEO of NeoLiv, emphasized the vision of providing sustainable, contemporary living with premium amenities, set amidst the tranquility of nature.

Bollywood stars such as Amitabh Bachchan, Shah Rukh Khan, Deepika Padukone, and Ranveer Singh already own properties in Alibaug, adding to its appeal and driving up real estate values. The demand for villas, beachfront homes, and gated communities reflects the evolving preferences of luxury buyers.

Developers are increasingly incorporating wellness features, sustainability, and cutting-edge design into their projects, in line with global trends in high-end real estate.

Shashank Vashistha, Executive Director at Exp India, noted that Goa’s luxury real estate market is experiencing significant transformation due to infrastructural developments, making it more accessible to high-end buyers. This shift has spurred a surge in demand for luxury villas and second homes, providing both a personal retreat and a sound investment opportunity.

Sandeep Ahuja, Global CEO of Atmosphere Living, highlighted the growing trend of buyers seeking spaces offering privacy, open areas, and proximity to nature—qualities that Alibaug offers in abundance. The region’s accessibility has been enhanced by new infrastructure projects, including a sea link and faster ferry services, making it an increasingly attractive destination for those looking for a balance of work and leisure.
