The National Capital Region Transport Corporation (NCRTC), which is managing the Rs 30,000-crore Delhi-Meerut Regional Rapid Transit System (RRTS) project, has invited bids to lease 45,469 square meters of commercial space across six stations along the corridor, as published by The Economic Times.
This ambitious project aims to convert the identified stations into thriving commercial hubs, thereby generating significant non-fare revenue. The RRTS project is financially backed by the Asian Development Bank, the New Development Bank, and the Asian Infrastructure Investment Bank, ensuring robust funding for its development.
The commercial spaces available for lease are located at Guldhar, Duhai, Muradnagar, Modinagar South, Modinagar North, and Meerut South, with land allocations ranging from 4,543 square meters to 15,220 square meters.
The identified stations include Guldhar (7,386 sq. meters), Duhai (5,668 sq. meters), Muradnagar (7,572 sq. meters), Modinagar South (4,543 sq. meters), Modinagar North (5,180 sq. meters), and Meerut South (15,220 sq. meters).
These spaces are earmarked for diverse uses, including recreational centers, experience zones, healthcare facilities, rental housing, service apartments, co-working spaces, fitness centers, and mobility services, reflecting a comprehensive approach to urban development.
In line with the principles of transit-oriented development, the NCRTC also plans to integrate parking facilities with these commercial spaces to create a seamless commuter experience. These parking areas will be multifunctional, accommodating retail outlets, food courts, offices, service apartments, and studio apartments. According to the NCRTC, this strategy not only enhances the long-term financial sustainability of the RRTS project but also delivers substantial economic and social benefits to the region.
Currently, Namo Bharat train services operate on a 42-kilometer stretch of the RRTS corridor, connecting nine stations from Sahibabad to Meerut South. The complete 82-kilometer corridor, extending from Delhi’s Sarai Kale Khan to Meerut’s Modipuram, is being implemented in phases.
Trial runs are underway at Anand Vihar and New Ashok Nagar stations in Delhi, signaling further progress in the project. By 2031, three key stations along the corridor are expected to handle nearly 100,000 passengers daily, marking a significant upgrade in the region’s transportation infrastructure.
The operationalization of the Delhi-Ghaziabad-Meerut RRTS corridor is anticipated to reshape the real estate landscape of nearby towns such as Ghaziabad, Modinagar, Muradnagar, and Meerut, which have historically struggled to attract buyer interest compared to Gurgaon and Manesar. This development is expected to unlock new opportunities for investment and growth in these satellite towns.
The NCRTC has also identified 17.27 hectares of land in South Delhi’s Jangpura area for the development and leasing of serviced apartments. This initiative complements the broader objective of the RRTS project to create integrated urban environments that cater to modern living and commercial needs. Experts believe the RRTS corridor will bring significant economic benefits and foster urban development in the National Capital Region, enhancing its appeal to investors and homebuyers alike.
