YEIDA Gives Relief to Property Buyers with Installment Option

    The Yamuna Expressway Industrial Development Authority (YEIDA) has approved a plan allowing more than 8,000 property buyers to pay an additional 64.7% in farmers’ compensation in four installments, instead of a lump sum.

    The compensation is linked to land acquisitions for the upcoming Noida International Airport in Jewar, according to a report by the Hindustan Times on March 4.

    YEIDA allottees must apply for the installment option by March 31. The first payment, covering 25% of the due amount, is required within two months of approval. The remaining balance will be paid in three installments at six-month intervals. However, YEIDA Chief Executive Officer Arun Vir Singh emphasized that no relief will be provided on interest or penal interest for late payments, aside from the two-year deadline to clear dues.

    The authority also approved a proposal to establish a medical college on 20 acres of land in Sector 17, with applications for the project expected to open soon.

    YEIDA is aligning its industrial plot allotment policy with those of Noida and Greater Noida authorities. The board discussed implementing e-auctions for plots up to 8,000 square meters, while larger parcels will be allocated through an interview-based system.

    Singh stated that modifications to objective parameters for interview-based allotments will reflect the region’s unique development trajectory. These revised criteria will be presented for approval at the next board meeting on March 28.

    YEIDA also tackled the issue of construction delays in sectors 18, 20, 22D, and 24, where between 25,000 and 34,000 allottees have received possession of plots but have yet to begin construction.

    Affected allottees will receive a nine-month extension. They must obtain building plan approvals within 45 days of registering their properties and start construction within 90 days. The deadline to complete construction is set for Dec. 31.

    The board approved the allocation of 100 electric buses for YEIDA as part of a broader city bus project that will deploy 500 electric buses. Noida Authority will receive 300 buses, while Greater Noida and YEIDA will each get 100.

    Additionally, YEIDA plans to introduce 150 more buses to enhance connectivity between Noida International Airport and key locations, including Delhi’s Indira Gandhi International Airport, Sarai Kale Khan, and nearby districts such as Hapur, Bulandshahr, and Ghaziabad. The new buses will also improve intercity travel to Pari Chowk, Botanical Garden, and other transit hubs.

    Despite jurisdictional limitations, YEIDA has approved repairs for 25 roads within its sectors. Seventeen roads managed by the Public Works Department (PWD), spanning 32 kilometers, will be repaired at a cost of ₹14.5 crore. Additionally, eight roads under Rural Engineering Services (RES), also covering 32 kilometers, will undergo upgrades at a cost of ₹26 crore.

    “These roads play a crucial role in YEIDA’s development. Instead of waiting for administrative transfers, the board decided to proceed with the repairs,” Singh said.

    The board also approved the construction of boundary walls around three villages—Akalpur, Myana, and Maqsoodpur—to demarcate “Abadi land” and prevent encroachments.

    During its 83rd board meeting on March 3, YEIDA discussed various proposals and approved multiple initiatives. One key decision was to grant a nine-month extension for delayed construction projects while maintaining strict deadlines.

    The revised industrial plot allotment policy will consider the pace of development in the YEIDA region, and updated objective parameters for interview-based allotments will be presented in the next board meeting.

    The board also confirmed that while the installment plan for the 8,000 property buyers provides relief, interest and penalties for delayed payments will still apply.

    The Hindustan Times report highlighted YEIDA’s commitment to infrastructure and public transport improvements, reinforcing its role in regional development.
