Looking for a house in NCR but not sure where to invest?
All thanks to the settlement of game-changing policies like RERA and GST in 2017 and early this year, the wait-and-watch in real estate sector for buyers is coming to an end. The first half of 2018 saw 10 percent more project launches than the same period last year. The same period in 2019 is expected to see a 15-18 percent increase in the new launches, as per data by Anarock. Here are the emerging investment hot spots in NCR along with their main projects which you should consider:
- Southern Peripheral Road:
The Southern Peripheral Road (SPR) corridor consists of the residential sectors which fall on either side of the under-construction stretch between Badshahpur Road and NH-8. It includes areas of Sectors 68, 69, 70, 70A, 71, 72 and 73 of Gurgaon.
Although a small portion of SPR is yet to be completed and hence connectivity is not this area’s brownie point, it will be directly connected to NH8 and further with Dwarka Expressway on completion. The area also holds a promise of Metro connectivity mentioned in Gurgaon Master Plan.
Key developers present in SPR are M3M, Tata Housing, Supertech Ltd, BPTP and Tulip. Some of the hot-selling projects of SPR are as follows:

- Dwarka Expressway:
The Dwarka Expressway Corridor covers the new development areas along and off the expressway from Sector 37C in the south to Sector 115 in the north along the Gurgaon-Delhi border. The sector 37C is closest to NH8 among all the sectors of the corridor and just 3 km from Hero Honda Chowk. It is one of the fast emerging investment hot spots in NCR.
The average price in the region is lower than the established areas of Gurgaon and hence is attracting investors as well as end users. The projects here are in different stages of construction with very few nearing the completion stage.
The key developers of the area are Sobha Ltd., Raheja Developers, Vatika, Central Park, BPTP and Godrej Properties. Some of the hot-selling projects of Dwarka Expressway are:

- BPTP Spacio (45 lakh onwards)
- Vatika Expressions (72 lakh onwards)
- Noida-Greater Noida Expressway:
The Noida Expressway corridor comprises of sectors located on both sides of the Noida-Greater Noida Expressway, which begins from Mahamaya Flyover and continues till Pari Chowk. Areas which fall in it are  Sectors 137, 143, 45, 128, 100, 93A, 93B, 168, 144, 129, 100 Block A, 133, 151 and 44.
The fact that Delhi Metro will connect north of the corridor by the end of this year has attracted many end users from the affordable segment. Once connected, every sector of the area will be within 5-7 km of a metro station.
3C, Sikka, Sunworld Developers, Logix Group, ATS and TVH are some of the key developers here. The most popular projects on Noida-Greater Noida Expressway are:
- Lotus Boulevard Espacia (1.2 crore onwards)
- Sunworld Vanalika (70 lakh onwards)
- Sikka Kaamna Greens (41 lakh onwards)
- Logix Blossom Greens (33 lakh onwards)
- Prateek Edifice (1.8 crore onwards)
- Noida Extension:
This is a comparatively new housing hub where most of the activity has happened in the last 10 years with a significant portion of the social infrastructure is yet to come. Sectors 44, 45, 92, 99, 105, 108, 128, 129, 132, 133, 135 and 134 come under Noida Extension.
The area is well-connected to Noida, Ghaziabad, and Delhi and is increasingly emerging as a hub of affordable housing and investment hot spot in NCR.
Key developers in Noida Extension are Mahagun, Exotica Housing & Infrastructure, Ace Group, Trident Infrahomes, and ATS. The popular projects of Noida Extension are:
