The much-awaited Noida’s Aqua Metro Line, or the Noida-Greater Noida metro connector, is all set to open for the public on January 26. But how will it change the connectivity and in turn real estate pointers of the area?
Noida’s Aqua Metro line is expected to play a pivotal role in connecting Noida to its sister city Greater Noida. No wonder, the line will lessen the travel time for homeowners who reside along the route as well as make the available inventory on the route a tag more lucrative to the buyers.
However, the metro line is not that complete a solution in itself. The commuter coming from Delhi or other parts of Noida will have to disembark at Sector 51 station and walk for about 8 minutes all the way to Sector 52 station. The stations are expected to be connected by a skywalk in the future, though, as of now, one may need local transport to go from one station to another.
If you are hoping that once Noida’s Aqua Metro line gets operational, the property prices in the area will go up, then get ready to be disappointed. Thanks to the overflow of supply in the area, this new infrastructure development will only ensure better absorption and not the price appreciation.
Homebuyers waiting too invest may now consider ready-to-move-in units located along the Aqua Line.
Since with the opening of the line, the residential sectors such as 137, 143, 143B, 162, 158, 151, 150 are expected to go a notch above on the livability quotient. Therefore, those who had bought houses earlier may decide to finally shift. Overall, the opening of Aqua line is expected to improve absorption of residential units along the stretch, boost population density in the area and also improve rentals.
The unsold inventory along the Noida-Greater Noida belt and located in Sectors 70 to 78 is likely to come down with the improvement in Metro connectivity within some sectors.
However, the biggest challenge in the movement of the real estate pointers in the area is the limited connectivity provided by the Aqua Line. If the line could have connected these sectors to at least the Centre and further to Delhi or Gurugram, the impact may have been much more.
