Noida, Greater Noida, Yamuna Expressway – The stamp and registration department of Gautam Budh Nagar has taken action against 88 builders in the district for failing to register approximately 13,000 flats. Despite having obtained occupancy certificates (OCs), completion certificates (CCs), and sub-lease deed clearances, these builders have neglected to complete the necessary registrations, prompting the authorities to issue show cause notices. The district administration has given the builders a two-week deadline to execute the registries or face severe consequences.
Recent data provided by the administration reveals that there are nearly 13,000 flats in Noida, Greater Noida, and the Yamuna Expressway region awaiting registration. Notably, no pending payments from homebuyers or outstanding dues from the builders are hindering the registration process.
A senior official from the stamp and registration department highlighted that a meeting was held last week between the district administration and the developers to address the delays in flat registration. During the meeting, the builders were questioned about the reasons for the delays and were instructed to complete the registries within 15 days.
The stamp and registration department has since issued show cause notices to a total of 88 builders operating in Noida, Greater Noida, and the Yamuna Expressway Industrial Development Authority (YEIDA) areas. Out of these, 66 builders are affiliated with the Noida Authority, 20 with the Greater Noida Authority, and two with the Yamuna Authority. The non-registration issue affects a substantial number of flats across these three authorities: 7,779 flats in the Noida Authority, 3,493 flats in the Greater Noida Industrial Development Authority, and 1,587 flats in YEIDA.
During the meeting, developers presented several reasons for the delays, including pending payments from homebuyers, some homebuyers residing abroad, and the non-issuance of No Objection Certificates (NOCs) from banks. Additionally, the builders mentioned that some flats remained unsold, causing minor complications in the registration process.
In response, Additional District Magistrate (ADM) Vandita Srivastava, who chaired the meeting, instructed officials from the stamp and registration department to address the concerns of both homebuyers and builders. The ADM emphasized the need for timely completion of flat registries.
Gautam Budh Nagar district had successfully executed 16,863 flat registries, generating an impressive revenue of Rs 656.72 crore by February 28 in the financial year 2022-23.
To resolve the pending registrations, special camps will be organized in Noida, Greater Noida, and Yamuna Expressway Authority regions. These camps aim to facilitate the smooth and time-bound registration of the affected flats.
The district administration has issued a strong warning to the builders, stressing that failure to comply with the registry requirements within the specified timeframe will result in stringent action being taken against them.
