Plots may not ring much of a bell with you. But what about themed plots?

Gone are the days when plots meant just pieces of land connected by basic infrastructures such as concrete roads, water supply, and electricity. Builders and developers are taking a step ahead and are now offering theme plots to attract high-end customers and investors.

The themed plotted development projects have plots with amenities that suit a specific theme. It can range from sports-themed to organic farming to resort-themed.

The themed plots are reportedly gaining popularity among luxury buyers, IT professionals and Ultra-High Net Worth Individuals (UHNIs), who are looking for a second vacation home. Instead of buying a regular template one, the young cash-rich Millenials now want to buy a themed plot and build their house with their own taste and preferences.

“They no longer buy plots for investment, they want to build their second homes instead of buying templated ones,” Hindustan Times quoted Gulam Zia, executive director of advisory, retail and hospitality at realty consultancy Knight Frank India, as saying. “Developers are tapping these micro markets in the suburbs of metros to build plots with specific themes, offering amenities of a luxe residential project to attract customers.”

Such theme plots are especially gaining popularity in the suburbs of the larger metropolitan regions around Mumbai, Chennai, and Pune. Leading developers leading in theme plots are Wings Lifespaces, Puranik Capitol, and Century Real Estate.

Century Real Estate offers Century Sports Village in Bengaluru as well as Century Artizan and Century Eden. While the former one is sport-themed plotted development with spaces for archery, futsal, cricket, and football across 8 acres of space, along with a clubhouse and gymnasium, Century Artizan is based on themes of art. Century Eden offers sustainable luxury in plots.

Similarly, Karjat Waters by Wingspace is a resort-themed plot with a pond and a bird sanctuary within the premises. Their other project called Malgudi Farms has 17 acres of horticulture and organic farming.
