The Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has announced bids for the commercial development of air space above the newly developed South Side Building of Tirupati Railway station in Andhra Pradesh.
The Plan area is 3,664 Sqm and the Built-Up Area is 36,640 Sqm. The vertical air space will be leased for 60 years and has a reserve price of Rs. 22.68 crore. The development will comprise two building blocks, with approximately 21,984 sq. m. designated for hotel use, 10,992 sq. m. for retail, and 3,664 sqm allocated for service floors. The total built-up area (BUA) of the vertical airspace is approximately 36,640 sq. m.

Connectivity
- The Site is located alongside the approach road to the south of Tirupati Railway Station. The development site falls under the Tirupati Municipal Corporation.
- The site is bordered on the north by the Tirupati Railway Station platforms, on the east by the TTD Govindaraja Choultry, on the south by a mixed-use development, and on the west by another mixed-use development, followed by Rayala Cheruvu Road. The lower floors have Platform on southern side and waiting room area.
- The site is conveniently located near key transportation hubs, being just 1-2 kilometers from the Tirupati Bus Stand, approximately 10-11 kilometers from Renigunta Railway Station, and around 15-16 kilometers from Tirupati International Airport.
Site Potential
- The site offers excellent connectivity throughout the city, situated centrally within Tirupati and integrated with Tirupati Railway Station. The surrounding area features a blend of organic development with a mix of retail and other commercial establishments.
- The scope of work involves developing commercial spaces, including a hotel, retail outlets, or other approved uses, on the upper floors of the newly constructed station building on the south side of Tirupati Railway Station, subject to RLDA’s prior approval.
- The vertical airspace above the first three floors of this newly developed building is fairly leveled, forming an L-shaped structure consisting of two blocks. The lower three levels are designed as the railway station’s departure concourse, accommodating entry points to platforms, waiting areas, and related facilities.
