The site encompasses approximately 1898.24 square meters. The total area of land is 2499 square meters, with 600.76 square meters designated for the proposed 45-meter road widening in accordance with the Master Plan. The effective Built-Up Area Ratio (BAR) is 2.316. The land parcel will be leased for 60 years and has a reserve price of Rs. 9.04 crore.

The site is bounded on the North by the Sardar Patel Marg, bordered by Private Land to the East, Rana Pratap Railway Station to the South, and the Approach Road of the station as well as the station parking along the Western boundary.
Situated in the heart of the city, it enjoys excellent connectivity to different parts of Udaipur. Rana Pratap Nagar Railway station is located 0.2 km from the site, and Lake Pichola is approximately 5.4 km away.
