The site is bounded by Ranganayakulapeta Road to the north, NH-67 to the east, railway land to the south, and the railway platform and tracks to the west.

    • Sites strategically located near the railway station are ideal for commercial development, offering opportunities to accommodate tourists and develop a shopping or retail complex. These developments can significantly boost the local economy and create employment opportunities.
    • The site is nearly rectangular in shape and is surrounded by residential and institutional land uses. The immediate surroundings include a railway line to the west, residential developments to the east, Atmakur Bus Stand to the south, and no significant developments towards the north.
    • The subject site is accessible via the 30-meter-wide Bellari Krishnapatnam Highway (NH-67), which connects it to other prominent micro-markets within Nellore City. Nellore, located on the banks of the Penne River, is known for its rich agricultural heritage and is a major exporter of rice, sugarcane, cane-based products, prawns, shrimps, and various crops. Despite a largely rural population reliant on agriculture, the city is experiencing growth in educational institutions

and businesses, enhancing its status. The city is also home to several significant temples that attract a large number of devotees year-round. Given its strategic location, the subject site is ideal for commercial development,
