The land parcel – II to be leased has an approximate area of 12,688 Sqm and has a reserve price of Rs 59 crore. The land will be leased for 60 years. The Built-up area is approximately 31,720 Sqm.

It is bounded by Subbaiah Salai Road and Tamil Town to the north, Vanarpet Road and the Botanical Gardens to the west, Puducherry Railway Station to the east, and railway tracks to the south. The site falls under the jurisdiction of Puducherry Municipality and is governed by the Puducherry Comprehensive Development Plan-2036.
