Office space absorption has exceeded 70 million sq. ft. so far, with 55.1 million sq. ft. absorbed between January and September, showing a remarkable 30% year-on-year (YoY) growth across six major cities.
In Q3 2024 alone, absorption surged to 20.2 million sq. ft., reflecting a 28% increase compared to the same period in 2023. Bengaluru, Delhi-NCR, and Mumbai emerged as key contributors, accounting for 66% of the total leasing activity during this period, underscoring their dominance in India’s commercial real estate landscape.
Besides, a report by Knight Frank ranks Delhi-NCR as the sixth most expensive office market in the Asia Pacific region, with an average monthly rental of Rs 340 per sq. ft. The region’s appeal is further underscored by a notable increase in GCC-occupied flex seats, which rose to 22,881 across eight key markets in India during the first nine months of 2024, up from 17,380 in 2023.
This growth highlights Delhi-NCR’s emergence as a prime destination for smart workplaces, fueled by cutting-edge technological advancements and a growing demand for flexible, tech-enabled office solutions.
In Delhi-NCR, particularly in areas like Noida and Greater Noida, digital-first strategies are being rapidly adopted, with commercial buildings incorporating smart energy monitoring and automated resource allocation systems. Offices in these regions are tailored for IT companies and startups. The area is becoming a hotspot for startups and SMEs seeking cost-effective, tech-enabled office spaces.
Commercial real estate developers in the region are increasingly pursuing IGBC certifications to bolster their environmental credentials. These IGBC-certified buildings prioritize energy-efficient design, water conservation, sustainable building materials, and enhanced indoor air quality. Such initiatives contribute to creating eco-friendly, high-performance workspaces that significantly reduce the carbon footprint of businesses in the region.
Further, Grade A office spaces in Noida’s IT corridors, particularly along the Noida-Greater Noida Expressway, are increasingly integrating IoT solutions to boost energy efficiency and streamline operations.
The region’s strategic location, coupled with its proximity to the upcoming Noida International Airport in Jewar, positions it as a key destination for both foreign and domestic companies. The airport’s development is expected to be a catalyst, attracting multinational companies to set up data centers, offices, and industrial hubs in the area.
