The Noida Authority is set to acquire 25 hectares of land in Sector 165, located off the Noida Expressway, for the development of a new industrial zone. This acquisition will encompass land from four villages: Mohiyapur, Gulawali, Dostpur Mangrauli, and Nalgarha.
As published by The Times of India, the land will be obtained through mutual consent from local farmers, a strategy designed to ensure a smooth and dispute-free process.
According to Noida Authority officials, around 90% of the land needed for Sector 165 lies in Gulawali village. Although the Authority already possesses a similar area for the sector, parts of the required land in Mohiyapur and Dostpur Mangrauli are under the Authority’s control, while no land has yet been acquired in Nalgarha. Some areas are encroached upon or inhabited, adding complexity to the acquisition process.
The Noida Authority had previously planned to develop six new sectors—161 to 166—along the Noida Expressway. This expansion was initiated over four years ago and requires the acquisition of roughly 540 acres. To date, around 40% of the required land has been secured. The development of these sectors aims to meet the growing demand for industrial, commercial, and institutional spaces.
The Noida Authority’s plans for the six sectors include a mix of industrial, institutional, and mixed-use developments.
Sectors 162, 164, and 165 will be dedicated to industrial units, providing space for manufacturing and other industrial activities. Sector 161 will be designated for institutional purposes, including IT/ITeS facilities, government agencies, hospitals, and educational institutions.
The mixed-use sectors, 163 and 166, will combine commercial and residential developments, creating spaces that integrate business and living areas. These sectors will provide housing, office spaces, and retail opportunities, contributing to Noida’s urban development.
Sector 161, primarily earmarked for institutional use, will support IT/ITeS industries, government offices, hospitals, gas stations, private educational institutes, and religious or spiritual centers. The development of this sector will provide essential services, complementing the industrial growth in other nearby sectors.
The development of sectors 163 and 166 will include a combination of commercial and residential properties. These areas are expected to cater to both businesses and residents, providing ample space for offices, retail spaces, and housing units. The mixed-use development aims to create a balanced environment that can accommodate the region’s growing population and business needs.
