Noida Authority To Launch Plot Scheme

    The Noida Authority is set to unveil a new plot scheme, which will include categories for residential, industrial, institutional, and commercial properties, officials announced Sunday. The initiative is part of a broader effort to optimize land use and address long-standing issues with vacant plots.

    As reported by the Hindustan Times, the upcoming plot scheme aims to cater to a diverse range of sectors, providing opportunities for investment and development across various categories. This scheme is expected to play a significant role in rejuvenating the real estate market by making available plots for various types of development.

    In conjunction with the plot scheme, the authority plans to address plots that have remained undeveloped for over a decade. These plots, which have not seen any construction despite repeated notices, are slated for lease deed cancellation. Lokesh M, CEO of the Noida Authority, emphasized that the authority is focused on reclaiming underutilized land to ensure it contributes effectively to the city’s growth.

    In a related move, the Noida Authority is intensifying its actions against developers who have failed to meet their financial obligations. This decision follows a review meeting led by Uttar Pradesh Chief Minister Yogi Adityanath, who instructed the authority to take decisive measures against defaulters.

    The authority will seize undeveloped land from developers who have defaulted on their dues to the government. This measure aims to protect homebuyers’ interests while ensuring that developers fulfill their financial responsibilities. Out of 57 defaulting projects in Noida, only 27 have utilized the state government’s rehabilitation package, paying 25% of the recalculated dues. Fourteen projects have partially complied with the payment requirements, while 16 projects are likely to face stringent actions due to non-payment.

    The Noida Authority is also focused on improving city infrastructure. Four key roads are set for redevelopment to enhance safety and aesthetics. The roads include:

    • The stretch from Mahamaya Flyover to Sector 71 underpass
    • The road from Sector 71 underpass to Hindon Bridge on MP-3 road
    • The road from Sector 62 underpass (NH 24) to Hajipur underpass in Sector 105
    • The road from Amity University in Sector 125 to the Sector 132 roundabout

    Planned improvements include repainting central verges and footpaths, installing reflectors and signage, enhancing lighting, and addressing issues with electrical cables. The redevelopment will also focus on beautifying public amenities like urinals and toilets.

    Public health and urban maintenance are also high on the authority’s agenda. Recent inspections revealed problems such as clogged drains and waterlogging in several sectors. The authority has instructed officials to clear blockages, demolish structures contributing to water accumulation, and ensure proper drainage.

    Further, the authority will install CCTV cameras in waterlogging-prone areas and address issues with underground electrical lines. Public health department officials are also being scrutinized for low attendance and cleanliness issues, with a recent show cause notice issued to the general manager for poor sanitation across the city.

    The Noida Authority’s multifaceted approach reflects its commitment to addressing urban challenges, improving infrastructure, and ensuring accountability among developers and plot owners.
