The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new residential plot scheme in Sector 18 near the upcoming Noida International Airport, offering plots to individual buyers through a lottery-based allotment process, as reported by the Hindustan Times.
According to YEIDA officials, the scheme was rolled out to meet the increasing demand for residential space in the fast-developing region adjacent to the airport. The plots are located in Pocket 9B of Sector 18 along the Yamuna Expressway.
Each of the 276 plots available under the scheme measures 200 square meters. Of these, 214 plots fall under the general category. The authority has fixed the rate at ₹35,000 per square meter, amounting to a base cost of ₹70 lakh per plot. A registration amount of ₹7 lakh must be submitted by each applicant.
The application window opened on April 21 and will close on May 21, 2025. The allotment draw will be conducted manually on July 11, 2025. Successful applicants will receive their allotment letters via registered post within 30 days of the draw date.
As per the authority’s regulations, successful allottees must begin construction only after getting building plans approved by YEIDA, in accordance with the lease deed and prevailing building bylaws. Construction must be completed within three years from the date of lease execution. An occupancy certificate must also be obtained within the same period.
Failure to complete construction on time may lead to penalties, though an extension can be granted upon payment of applicable charges. The authority expects to offer possession after full development of the area, which may take up to five years.
Applicants can obtain the scheme brochure and submit their forms online by paying ₹600 through net banking on the YEIDA website: www.yamunaexpresswayauthority.com. Only online payments will be accepted through YEIDA’s online property account system. No offline submissions or payments will be entertained.
The total premium amount, which includes the 10% registration money, must be paid within 60 days from the issue date of the allotment letter. Financing options are available through ICICI Bank and State Bank of India, subject to standard eligibility checks.
Only individuals who are Indian citizens or Non-Resident Indians (NRIs) are eligible to apply, provided they are not restricted from buying immovable property in Uttar Pradesh under any applicable law. Applicants must be at least 18 years old and legally competent to contract.
The scheme prohibits applicants who have already been allotted a residential plot or flat by YEIDA, including through prior schemes. If an allotment is made and later found to be in violation of this condition, it will be canceled and the registration amount forfeited.
Applicants may apply jointly with a co-applicant only if the co-applicant is an immediate family member — including parents, siblings, children, or spouse — and proof of relationship must be submitted. Applications with unrelated co-applicants will be rejected.
If both spouses apply and are allotted plots separately, one of the plots must be surrendered within 30 days of the allotment. Failure to do so will result in the cancellation of both plots.
The scheme is open to individual applicants only; entities such as Hindu Undivided Families (HUFs), trusts, or companies are ineligible to apply.
YEIDA officials confirmed a hike in land allotment rates across all categories last month. Corporate office space saw the highest increase at 110 percent. Group housing land rates surged by 62 percent, from ₹32,375 to ₹52,500 per square meter. Residential plots witnessed a 35 percent increase, from ₹25,900 to ₹35,000 per square meter.
These new rates reflect the rising value of real estate in the Yamuna Expressway region, particularly in proximity to the upcoming airport, which is expected to be a catalyst for large-scale infrastructure and housing growth.
