The Yamuna Expressway Industrial Development Authority (YEIDA) is on track to implement its Master Plan 2041 by the end of September, signaling a significant development in the region.
Officials have confirmed that the plan is in its final stages, and the authority intends to present the draft master plan for approval during its board meeting on September 9. Following approval, the plan will be officially notified.
YEIDA, the principal agency responsible for executing Yamuna Expressway projects and related developments in the region, oversees residential, commercial, and industrial development along the 165-km-long Yamuna Expressway, connecting Greater Noida with Agra. The master plan has been crafted by MARS Planning and Engineering Services, with a particular focus on the area surrounding the upcoming Noida International Airport in Jewar. This development project is expected to accommodate a population of nearly 35 lakh over the 32,167 hectares of urbanized land.
“The draft Master Plan 2041 is nearly complete, and we plan to present it for discussion and approval during the upcoming board meeting on September 9. We are optimistic about board approval, and after that, it will be forwarded to the Uttar Pradesh government for notification,” stated YEIDA CEO Arun Vir Singh. He emphasized that the master plan will prioritize the development of industrial and commercial regions, particularly around the Noida International Airport, as well as affordable housing options for industrial workers.
In the draft master plan, YEIDA Phase-I encompasses a total planning area of 58,397 hectares, of which 32,167 hectares are earmarked for urbanization to accommodate an estimated population of 35.51 lakh by 2041.
YEIDA’s jurisdiction is divided into two phases for planning and development purposes. Phase 1 spans 604 square kilometers and encompasses 171 villages across Gautam Buddha Nagar and Bulandshahar districts. The remaining area falls under Phase 2.
In February 2023, the state government expanded YEIDA’s territory by including 55 villages from Khurja and Secunderabad tehsil areas of Bulandshahar district, along with the Chola railway station. This expansion prompted the revision of the master plan to facilitate the region’s planned and inclusive growth.
Officials have now completed the inclusion of these villages and the railway station in the draft master plan, which will be presented for approval during the upcoming board meeting.
